Bastide Toulon (83)

A hillside villa in Toulon, south-east France, built on a 17th-century priory with vast wooded grounds and a sweeping view of the city’s natural harbour. An electric gate marks the main entrance. You reach it via a steep lane with two bends that is around 100 metres long. Beyond the gate, on the left, there is a large, flat parking space for four vehicles. A shelter there offers space for three vehicles. At a lower level, there is a half-open second space where two other vehicles can be parked. A few steps take you up to a wrought-iron double-leaf gate that leads into a covered entrance area from where you enter the house. The villa, crowned with a roof of barrel tiles, has two floors, extended with terraces on three sides. It was entirely renovated in the early 1990s, then in 1998. Its one-metre-thick walls rendered with roughcast bear witness to the building’s long history: the place was probably a priory that dated back to the 17th century – this is suggested by a millstone bearing the year ‘1630’ that was found on the site. The south-facing house is rectangular, built upon the rocky hillside with a flat ground floor. It offers a floor area of around 280m². Its many sliding picture windows across its facade herald a bright interior bathed in natural light. These windows are fitted with electric roller shutters. The west gable wall is made of exposed pointed stonework. A niche in this wall houses two small statues of cherubs. A vast terrace in front of the south-facing facade of white rendering offers a spectacular vista of the city below and, beyond it, Toulon’s natural harbour. On this terrace, you can relax in an infinity pool where you can admire an unrivalled view of the sea. On the left, two shelters offer shade and coolness in the summer heat. On the north side, two walkways lead to the first-floor terrace and the garden. The villa is surrounded by its vast wooded grounds on a slope.

Bastide Fayence (83)

A characterful villa nestled in 25 hectares of grounds in a wooded valley by the town of Fayence, south-east France. From a country road, a track snakes through olive groves and woods into the valley and leads up to the property. A large wrought-iron gate flanked with two stone pillars marks the estate’s entrance. A caretaker’s lodge stands beside the entrance at a lower level. The track carries on among the trees. Only birdsong can be heard in the calm landscaped grounds that lead up to the splendid villa of local stone built in 1968. The dwelling was constructed on the higher section of the grounds. A parking area, garages and a shelter lie behind the house. Further on, there is a barn, which could be turned into a stable with looseboxes for horses. On the paved forecourt in front of the villa’s entrance door, a large octagonal fountain made of dressed stone offers refreshing coolness. From the house’s rear side, which faces south, you can admire a magnificent clear vista of the surrounding landscape. An olive grove on the left reminds you that the property is in a Mediterranean backdrop. And a vast meadow extends like a forest clearing in front of the villa’s rear elevation, offering distant views of the towering Massif des Maures and Massif de l'Estérel, the colours of which rival the sky’s palette of hues. In this wonderful outdoor space behind the villa, there is also a paved terrace shaded by three oaks and a swimming pool made of natural stone with blue and emerald tones. A little timber hut hidden among the trees at the edge of the meadow offers a secret spot that both children and adults will love. Several tracks wind through the estate’s private forest, five hectares of which are fenced off, so wild boars are kept away from the house and the bravest deer can graze in the nearby clearing.

Bastide Aix-en-Provence (13)

A parenthesis in Provence Enjoy a pleasant and authentic setting a few minutes from Aix-en-Provence (8km NORTH) La Bastide, built in the 17th century, offers a peaceful setting in a privileged location. History of this bastide At the beginning of the 17th century, a Lawyer in the Parliament of Aix, had one of the first bastides built on the plateau of PUYRICARD, thus initiating the phenomenon of bastides, real 'second homes' of the time. In 1696 the map of the terroir of Aix en Provence counted only twenty bastides, whereas there were more than a hundred in 1820. Fleeing the sweltering heat of the city of Aix en Provence, where he owned a mansion, located Place de Ganay, he built, around 1610, a bastide in the heart of the Trévaresse forest and at the confluence of two valleys, an idyllic place if ever there was one. Subsequently in 1664, the estate was placed under the direct major lordship of the Archbishop of Aix and erected as a rear fief by Monsignor Jérôme de Grimaldi. From 1840 the estate changed owners several times and fell into disrepair until it was bought by its current owner. With more than 620m2, a forest of one hectare, a swimming pool and a swimming pool, enjoy the place in peace. A rare testimony to 17th century bastide architecture, the bastide is anchored in the hill from which it originated, the excavation of the hill having served as a quarry. Massive, but elegant, it satisfies the canons of Provençal architecture, closed to the North to protect itself from the Mistral, open to the South by high and narrow windows to benefit from the sunshine, and protected from excessive heat by trees of shading. The facade and the main volumes have been preserved, as well as the heritage elements still present, such as the fireplace in the living room, the old cement tile floors, the vaulted ceilings of the old chapel (currently bedroom 5) and the library (meeting room). The main stairwell, located in a corner of the building, typical layout of the 17th century, with its two niches and its imposing statue has also been restored to its original state. A body of building comprising a vaulted room on the ground floor, the living quarters of the farmer, and storage upstairs, was added over the centuries, thus constituting the farm, a corollary essential for bastidaire life, resolutely autarkic. A vegetal domain The domain develops on a green hectare, organized in terraces lined with terraces of dry stone, the center of which is the bastide. Each has its own function, like the rooms in a house. Below, the centuries-old basin that was the property's water reserve has been transformed into a swimming pool and opens onto a space of tranquility planted with olive trees and cypresses. A living hedge separates the vegetable garden from the pleasure garden. A little higher up, the main garden welcomes visitors with its imposing 17th century portal, and offers terraces shaded by a bicentennial lime and chestnut tree. The large circular steps give access to the bastide. A few steps higher, after crossing a corridor of boxwood, a majestic cedar of Lebanon has developed its foliage like a protective canopy for almost two centuries. A few more steps, and a dovecote, witness to the attachment of the Provencals to doves and other “bartavelles”, dear to Pagnol, dominates a circle of greenery in which the large swimming pool is inserted. Higher still, the Trévaresse forest regains its rights and stretches as far as the eye can see. La Bastide has 3 bedrooms, 3 suites and 4 apartments, all equipped and air-conditioned. A family home or a professional project offering an art of living and very good profitability. Bastide Nice (06)

A delightful villa with a lush 6,500m² garden in the town of Opio in south-east France, next to the Château de la Bégude and its golf course. The property takes up one of the estate’s highest plots. From here, it offers a spectacular view: from some spots, you can even see the Mediterranean sea in the distance. Moreover, the plot lies at the edge of the estate, advantageously positioned beside the forest that surrounds the latter. You enter the property via a driveway lined with vegetation. Two car ports stand beside this driveway. The house’s rear elevation then comes into view. This side of the dwelling includes the main entrance and a scullery entry. Two vast terraces extend on the house’s other side, facing south. One terrace is for meals and guests and leads down to a swimming pool at a lower level. The other terrace runs alongside the bedrooms. The garden is terraced with two dry-stone retaining walls and embellished with an abundance of plants. Tall, old trees tower among flowerbeds and clusters of lush shrubs. At the back, beside the forest, there is a pétanque court and a timber hut. The villa was built in the 1970s. It is rectangular and south-facing. It seamlessly links the rooms to the garden, which extends around the dwelling. The reception rooms and bedrooms connect to the terraces outside. The wing of bedrooms is edged with a small terrace of tomette tiles that leads into the garden and takes you round to the main terrace too. At the back of the house, the other rooms include several bathrooms and a kitchen with a remarkably spacious pantry that you can enter from the driveway. Traditional high-quality construction characterises this house. From the lounge, you can see exposed beams of the timber roof frame that crowns the villa. Local tiles cover the roof with respect for the typical Provençal style of single-storey villas in the region, yet a feature that makes this particular dwelling stand out is a protruding section upstairs that houses a special bedroom with its own bathroom and an office. The house’s thick walls are punctuated with broad picture windows on its south side.

Bastide Staffolo (Italy)

The house is situated in the middle of the Marche countryside, between Cupramontana and Staffolo, in the land of the white wine “Verdicchio”. The property has stunning views over the surrounding hills and the sea. The property is located at 450 m above sea level and only 5 kms away from the famous medieval town of Cupramontana. The House The main building measures about 250 sq.m. and has been perfectly restored with great taste and respect for the marchigiano architectural tradition. This lovely farmhouse has 2 floors with an internal staircase, but may be used as 2 separate apartments by closing the staircase. Ground Floor: This is composed of a large and bright living room, characterized by wooden beams, and is connected to a large portico, where you can enjoy al-fresco dinners. On this floor, there is a fully equipped kitchen with modern appliances, with a door to the garden. A large double bedroom is placed on this floor with a modern bathroom inclusive of tub and a spacious shower First Floor: The stairs lead to a beautiful open-plan living room with another fully equipped kitchen. The sitting area has a wood burning fireplace while the windows on either side allow the wonderful view of the valley and sea as per a renaissance painting. On the same floor, there are 2 lovely double bedrooms and a fully equipped bathroom with tub and shower. An interesting feature is a wooden panel/trap door between the first and ground floor, that can be used to divide the house into 2 fully independent apartments, each with its own entrance. The house was restored with excellent materials, retaining all the original features as the wooden beams and the cotto tiles on the roof, in order to match the rustic style of a typical country house with all the modern comforts. The house is central heated by GLP gas and/or pellet. The Annexes The property enjoys a small annex ( about 12 sq.m.) close to the pool, which can be used as a small studio with a view of the pool. Next to it, on an elevated position, there’s a pergola overlooking the pool with summer kitchen: it’s the perfect place to enjoy the pool during a hot summer. A useful enclosed woodshed which can be used as a car port and storage is located uphill, and is not visible from the house. The Land The house, annexes and pool are located on 0,5 ha of land with the established gardens and olive trees. The mature garden is very well landscaped and in a sheltered location there’s the 7 x 3,5m swimming pool. From the rose garden you can enjoy a stunning 180° view over the valley, with its green rolling hills and the medieval town of Staffolo, stretching onto the sea. The remaining 2,3 ha of property, includes partly arable land, some woods and a small vineyard planted with Sangiovese and Montepulciano grapes. In the last few years, a vegetable and flower garden, all irrigated, and an orchard have been made, with plentyfull home produce. Roses and other flowers have been planted all around. The Location The property is perfect if you like to live in the countryside, yet not too far from all services: with no close neighbors. It takes only 5 minutes to reach either Cupramontana or Staffolo, where you can find shops, restaurants, bars, banks, post office and all you need to live a fulfilling life. The property is also 25 minutes away from the Ancona airport and 40 minutes from the unspoiled beaches of the Conero area and Senigallia. There are several local attractions like the Frasassi Caves, national parks, lakes and also wineries producing both white and red wines. You can easily reach the city of Jesi, known for the famous “Verdicchio dei castelli di Jesi” (white wine) but also for the culture and traditions that go along with it. Many medieval castles are spread throughout the Marche territory. EPC Rating: E Energy Performance Index (IPE): 151,72 kwh/sq.m.*year Why Buy It This charming farmhouse in the Marche is perfect if you prefer to live in the countryside, perhaps making some wine for personal consumption, however without having to drive through long white roads. As a matter of facts, the house is easily accessible from a paved road and it’s never too busy, so you will enjoy your privacy and quiet anyways. The house is in excellent condition and ready to move into and it is very easy to be maintained thanks to a very linear architecture and finishes, in their uniqueness. So, it is perfect both as a home to live in all year round and as a second home for your holidays with family and friends. Thanks to the clever system to divide the two floors, it’s also a property where you can live permanently, while renting out the upper floor, thus getting a small income, to cover the yearly costs. Bastide Entrecasteaux (83)

A 1930s traditional country house and its grounds of 1 ha in a prominent position in the Moyen-Var region. From the centre of the village, a main road winds its way along the river to the bottom of the valley. After approx. 800 m, a small tarmac road leads upwards to a lovely view over the valley. The property is on the left-hand side of the hill. Past the impressive wrought iron gate, there is access to a car park for around ten vehicles at the rear of the property, hidden away from the house. There is a garage on the car park and another one outside the premises, just in front of the entrance gate. The property comprises roughly 1 ha of terraced grounds. Mostly situated on the south side and above the valley, the grounds cannot be seen from the entrance and are only revealed at the foot of the house with its typical Provence colours. A solid, long covered terrace, which runs along the ground floor of the country house, provides optimum sunshine whatever the season. Below, a swimming pool has been installed on the highest level of the terraced garden. The building, mainly of three levels, is well balanced thanks to its great length, stretching from east to west. Each level has four arched openings, with French windows on the ground floor, small-paned windows on the upper floors, and semi-louvered shutters. The eastern end is topped by an additional storey, enhancing the impressive overall appearance of the building. Two balconies on the front elevation offer wonderful views from the first floor. Finally, a 2016 ground-floor extension, which houses a kitchen featuring large windows and doors, protrudes from the front of the 1930s building. The facades are rendered in pink ochre, and the shutters are painted light blue. The monk-and-nun tile gable roof is emphasised by a two-row Provençal frieze.

Bastide Nice (06)

An authentic 17th century stone mill and its 3 ha park in the heart of a wooded valley in the hinterland of Cannes. A large wrought iron gate marks the western entrance to the estate and opens onto the central driveway. The banks of the river extend to the left of the driveway; to the right lies a wooded garden with a large stone pool and its water source - a natural quarry swimming pool - designed with the greatest respect for the environment. Continuing on, a professional summer kitchen with its covered stone terrace provides a shaded area for relaxation. At the end of the driveway stands the imposing stone edifice: its solid architectural style integrates surprisingly well with the landscape. Conducive to moments of sharing and companionship, its large south-facing terrace overlooks the river. A stone whirlpool bath and relaxation area on the eastern side of the house allows you to enjoy the outdoors in all seasons. At the bottom of the garden, there is a bowling green with bucolic nature as backdrop. The woodlands and the river form an enchanting place, a perfectly tranquil setting. From here, one simply follows the paths along the riverbed, in the midst of nature.
