Mill Cressac-Saint-Genis (16)
An old watermill to be restored with a two-hectare lake, a fishery and three hectares of woods in France’s Charente department, thirty minutes from the town of Angoulême. From the secondary road through the hamlet, a tarmac lane leads east and quickly takes you to the watermill, edged with water on its north side. Beyond it, a stream flows from north to south across the property, between the house and a lake surrounded by dense woods. A small island in the middle of the lake becomes a peninsula when the water is at its lowest level in the summer. The enclosed lake can be supplied with water from the north. On the south side, a sluice gate leads to a fishery where fish can be caught by draining the lake.

Property Angouleme (16)
A 19th century manor house with outbuildings awaiting renovation, set in over 5 ha of grounds in the 'Tuscan Charente' region, half an hour from Angoulême. From the main road, a tarmac driveway, lined with tall trees shading the many wild cyclamen that bloom throughout the region in autumn, leads to a courtyard protected by a solid gateway. A pedestrian gate, adjoining a small lodge that backs onto an outbuilding to the west, forms a second entrance to the lawned courtyard. Facing due south, the manor house stands at the far end, with its western terrace bordering one of the outbuildings at right angles and extending out to the low wall of the entrance gate. The hip roof of the house and the gable roofs of the outbuildings top rendered facades with windows surrounded by dressed stone. The house is strikingly symmetrical, with band mouldings, pilasters and evenly spaced windows. The verdant grounds to the west comprise an orchard, a meadow and woodland.

Farmhouse Angouleme (16)
An old sheepfold and its converted tower in a wooded, hillside garden in Charente-Tuscany. A tarmac driveway goes past a little garden shed on its way to a car parking area, laid out around a tree on the north side of the property. A low, curved wall, illuminated at night, has a central opening leading down to the house via a few steps, flanked by the vegetation. Four maple trees border the east side of the property. The rectangular, exposed stone house, with dressed stone surrounds framing its openings, is topped with a low, gable roof, covered with terracotta tiles. On the east side, the slope of the roof is extended on a slightly lower level by a lean-to roof. The north-east corner of the building is enhanced with a square tower, with dressed stone quoins, looking down on to the property. Two roof slopes on the west side are lower. The south side features a veranda, looking out over the surrounding undulating countryside of the south Charente department. A few metres further away, a swimming pool and its olive tree are in a dominant position.
