Vineyard Bergerac (24)

Ref 4256 : Family winery for sale Wine-growing property located in a small village of around 145 inhabitants, nestling 15 km south of Bergerac and its international airport. The neighbouring village, just a 2-minute drive away, offers all the amenities you need for everyday life. Set in the hills of the southern Dordogne, this winery for sale is around 110 km from Bordeaux and 120 km from Toulouse, as well as 40 km from Périgueux, the department's prefecture, and 60 km from Agen, the prune capital. Less than 20 km away is Bergerac airport, with flights to Brussels, London City, Stansted, Porto, Rotterdam and many other destinations. The main town in the canton, Issigeac, is around 7 to 8 km away. Issigeac is a dynamic town offering a wide range of tourist, sporting and cultural activities. Issigeac also hosts a remarkable and highly regarded market every Sunday morning. The château was long owned by the Labonne-Albert family, whose roots on this estate date back to 1745. In his 1903 book, Edouard Féret mentions a Labonne who produced 15 barrels of red Bergerac at this estate. Roger Chambaud, the last descendant of this lineage, continued the work of his ancestors by constantly enlarging the original vineyard with noble grape varieties and giving it its first titles of nobility. In 1992, he sold his property to the current owners, whose Lot ancestors, the Deloncle de Couty de Panat de Montlauzun family, known since 1447, have a long line of winegrowers in Saint Vincent Rive d'Olt, as well as a number of people of letters and dress. The vineyard has several buildings required for farming, including a dwelling house with a pretty dovecote. The residential area not linked to farming comprises a charming 18th-century white stone farmhouse. This residence features a cosy living room with fireplace and wood burner, a fitted kitchen, two comfortable bedrooms, a study, a bathroom and a separate toilet, totalling 106 sqm. A 20 sqm two-storey tower is also attached to the dwelling, adding a distinctive touch to the property. The privileged location of this property offers an ideal setting, combining the beauty of the vineyards with the tranquillity of the countryside. A rare opportunity for lovers of wine and exceptional residences. The outbuildings, with a total surface area of 820 sqm, comprise a vinification cellar, a storage/labelling cellar, two storage/sales cellars, a barrel cellar, an equipment room and a barn adjacent to the house. The sale includes the equipment needed to maintain and cultivate the vines, as well as winemaking equipment (press, vats, pump, listing available). Year-round work is carried out by exclusively seasonal staff, including a couple who are fully conversant with the needs of the vineyard. A 42 acres estate comprising 34.5acres and 1.30 ares of vines, of which 32 acres and 0.02 acres in full production. The vineyards are harmoniously divided between 5 acres and 1.1 acres of white vines (Sauvignon gris, Sauvignon, Sémillon) and 24 acres and 1.38 acres of red vines (Cabernet-Sauvignon, Cabernet-Franc, Merlot, Mérille). This operation guaranteed an average annual production of 90,000 bottles of A.O.C BERGERAC wine. Produced on an exceptional terroir, since 2015 the entire production has been delivered to the Sigoules cooperative cellar, ensuring a stable income. The Château's wines have regularly won awards and medals at prestigious competitions such as Mâcon, Paris, etc. Two employees take care of the upkeep of the property, vineyards and buildings. The vineyard, spread over several plots around the farm buildings, represents about 32 acres in production. The vineyard is of high quality, as can be seen from the fact that planting since 2000 has been carried out at a height of 2.50 metres or 4,000 vines per hectare, in compliance with the Bergerac appellation specifications. Annual production is 800 hectolitres by 2023, mainly Bergerac red. The estate has been classified as HVE since 2021, thanks to its sustainable viticulture and minimal use of chemical treatments. Vineyard Miniș (Romania)

Seen from above, the landscape looks like a lot of green dotted with only three parallel roads intersected by two others, all at a great distance from each other. Between them there is only vegetation, and on closer inspection, one area catches the eye with the symmetry of rows of vines neatly aligned in parallel rows. A small orchard separates the vineyard from the winery. On the ground, access to the property is through the red brick pillars of the gate; looking to the right - a house with the personality of the old and undefeated ones; looking ahead there’s the vineyard in all its splendor - there are 3.13 hectares in the heart of the D.O.C. wine area Miniș/ Crișana. Cabernet Sauvignon is grown here in a sustainable viticulture system (the organic certification process of the plantation and the wine started in 2022). The grapes are vinified as mono-cultivar and the winery owns vintages over ten years old from grapes harvested from 35-50 year old vines. Wine has been made in Birăuaș since 1801, at that time under the name Domeniile Josef Domany, official supplier of the Imperial Court in Vienna which acquired this status of K.U.K. Hoflieferant in 1899 in Vienna. Active since 2002, the property owns the most valuable part of these former estates, three cellars and part of the former wine estate. The vine takes over the domain not only in the places assigned to it, but also around the corners of the house, hugging old wooden shutters, winding up to the eaves. Along with the dwarf stone fences that separate the areas and the wooden posts that support the heavy red tile roofs, the wind blowing through the heavy bunches tells the story of a life fulfilled by passion and work in nature. The wines from Miniș were awarded in London (1862, 1876) and Budapest (1875, 1884) and have not lost their value even today, receiving awards and an average rating of 3.8/5 on Vivino. They have aging potential as they are aged in French oak barrels; the sales package includes approximately 40,000 bottles of stock premium bottled wine. In addition to the winery and the necessary wine equipment on the property there is also a mini-distillery (column distillation boiler with Christian Carl plates) making high-quality distilled products from wine and pomace (Grappa) and a special fortified wine (vin de walnuts). The property is being sold as a business together with machinery/equipment for wine production/ distillation and processing (full list available on request) and a new branding and ecommerce package (new website, integrated online shop, rebranding logo, labels, business cards, wine list etc.), internal retail contracts (resellers/distributors + specialized premises) and external (China). Next to the vineyard there are two mid-19th century of 380 sqm in total, set up as a tasting and relaxation space, a 210 sqm production building, 200 sqm of vaulted cellars plus covered terraces and a mansard roof of approx. 200 sqm. Vineyard certified D.O.C. Minis - Cabernet Sauvignon - year 12, approx. 4800 plants/ha on 3.13 ha - Fruit trees orchard - approx. 80 apple, pear, apricot, plum and fig trees photo Florin Pepene

Vineyard with pool Saumur (49)

A flawlessly restored 14th and 15th-century manor, graced with terraced gardens and a vineyard at the heart of the Loire Valley. Situated just 25 minutes away from the Loire River itself and its enchanting villages, antique markets, restaurants, cafes, and splendid castles. Despite the manor's Medieval origins, its cellars bear traces of civilization dating back to before 1200. The ground floor encompasses a guest room and a sequence of splendid reception halls, featuring large windows that offer garden views from all angles. The kitchen, with its La Cornue stove and vast La Cornue island, could easily serve as a backdrop for a culinary show. Ascending the original stone spiral staircase leads to three grand bedrooms and two bathrooms. Each of these rooms showcases impressive architectural elements such as double-mullioned windows or fireplaces. At the top of the spiral staircase lies the immense attic on the second floor, beneath cathedral-style roof beams, which could effortlessly be transformed into two additional bedrooms with bathrooms. Within the estate, you'll discover two exquisite buildings – a loggia and an orangery. The loggia spans two levels: a living area on the ground floor and a bedroom upstairs, connected by a magnificent 17th-century staircase. The Orangery, nestled in the gardens, is a beautifully restored space that could serve multiple purposes – a reception area, an artist's studio, a game room, a gym, or even a guest house. The owners spared no effort in restoring the property to its former glory while incorporating modern comforts like the Bang & Olufsen sound system, i-lighting, sophisticated and efficient central heating, and a spa bathtub. This region has long been known as the Garden of France, and this property stands as a testament to that reputation. The upper garden hosts a pool area surrounded by lush lawns. Through a gate lie 2 hectares of 20-40-year-old Chenin Blanc vines, classified under the Saumur AOC controlled designation of origin. This vineyard, a rarity much coveted by local winemakers, is overseen by a neighboring vintner, allowing the owners to savor their own blends without managing the vineyard themselves. The remainder of the garden, encircling the manor, consists of French-style terraces adorned with box hedges, roses, pleached linden trees, and a precious collection of mature and rare trees in the arboretum. A mere hour away from Tours Airport and an hour and a half from Paris by train.
